Our goal is to save you time and money, not to extract value from every transaction.

The process is straightforward. You describe your trip: your budget, your party size, your dates, your location preferences, and any special requirements (wheelchair access, wedding-friendly spaces, filming infrastructure, etc.). We then research Italian properties that match your brief, negotiate group or extended-stay rates directly with the hotels or villa owners, and present you with a shortlist of options with pricing, terms, and photos. You review the options, choose your preferred property, and we facilitate the booking directly with the owner or hotel. You pay them. We have never seen your credit card, and they have never sent us a payment.

How Our Flat-Fee Model Works

Traditional travel agents and online travel agencies make money by marking up your booking. A hotel room that costs EUR 150 per night becomes EUR 180 to EUR 195 (a 20-30% commission). You pay the inflated price; the agent keeps the markup. This creates misaligned incentives: the agent profits more from expensive bookings, not from finding you the best value. It also means the hotel has less incentive to offer direct-booking discounts, because the agent controls your demand.

Our model inverts this. We charge a flat fee regardless of booking value. For a wedding, you pay EUR 490. For a corporate group of 50 people, you pay EUR 29 per person (EUR 1,450). For a relocation, you pay EUR 390. That fee covers our research, negotiation, and coordination. The hotel rate is whatever the hotel quotes. If we negotiate a 20% discount directly with the property, that discount goes entirely to you, not to us. This means we are genuinely incentivised to negotiate harder and find better rates.

You pay your advisory fee upfront (or after the booking is confirmed, depending on the service). You then pay the hotel or venue directly. The hotel sends you an invoice for the agreed rate, you pay them, and the transaction is complete. We never touch your money, and the hotel never sends us a payment. This transparency also matters: you can audit the invoice, you know exactly what you are paying for accommodation, and there are no hidden intermediaries.

Do you charge commission on top of the hotel rate?

No. We charge a flat advisory fee only. You pay the hotel's rate directly. We do not mark up the room rate, add a service charge, or charge commission. If the negotiated rate is EUR 150 per night, you pay EUR 150 per night to the hotel. You pay us separately with a one-time flat fee.

What if I change my dates or cancel my booking?

Cancellation terms depend on the service and the property's policy. Once you have booked a property, any cancellation fees or changes to your reservation are between you and the hotel. We do not refund advisory fees for cancellations (once the research and negotiation work is done, it is done), but your accommodation cancellation is governed by the hotel's terms, not by us.

How long does the advisory process take?

For simple bookings (a single hotel for a corporate trip), the process typically takes 5-7 business days from your initial inquiry to a finalised booking. For complex trips (multiple cities, group coordination, special requirements), plan 10-14 days. We always work within your timeline and will prioritise rush bookings if needed (with additional fees if the urgency requires weekend or evening work).

We specialise exclusively in accommodation advisory. We do not book flights, arrange transfers, or coordinate activities. Our focus is on accommodation because that is where we have specialist knowledge and local relationships. We can recommend trusted partners for other services, but the primary relationship is accommodation.
