Why San Gimignano? The UNESCO Premium
San Gimignano's 14 medieval towers make it one of the most recognisable skylines in Italy. UNESCO World Heritage status since 1990 guarantees a floor under tourism demand and, by extension, property values. The town of 7,800 residents (only ~1,200 within the walls) receives over 3 million visitors annually, the vast majority day-trippers. This creates an unusual investment dynamic: enormous demand for overnight accommodation but very limited supply of properties within the walls.

Living inside San Gimignano's walls means navigating tourist crowds from 10am-6pm daily in summer, then having the town essentially to yourself each evening. The Piazza della Cisterna empties by sundown, and residents reclaim their streets. Groceries require a car trip to Poggibonsi (15 min). There is a small medical clinic; the nearest hospital is in Poggibonsi. The town has excellent restaurants (Dorando, Cum Quibus) and one of Tuscany's best gelaterias (Dondoli). Community life centres on the Vernaccia wine harvest and medieval festivals.

Investment Strategy
Within-the-walls properties are the premium play: scarce supply, UNESCO protection against overdevelopment, and year-round demand. The challenge is finding stock; perhaps 5-10 apartments come to market annually. Move fast on anything under 3,000/sqm. Outside the walls, only invest if the property has genuine tower views and is within a 10-minute walk of Porta San Giovanni. Countryside properties require a pool to compete, adding 30,000-50,000 to setup costs. The Vernaccia wine angle helps with marketing but isn't as strong as Montepulciano's Vino Nobile draw.
