Direct Bookings Italy (DBI) is an independent direct-booking marketplace for Italian accommodation. We help travellers reach Italian hoteliers, villa owners, and apartment managers so guests can book directly with the property, skipping 15 to 25 percent in platform fees. Our database is sourced from Italy's public CIN registry, which means every listing corresponds to a legally registered Italian accommodation. For hosts who claim their listing on DBI, we run an additional verification step (document upload + licence match) so guests can see a clear "Claimed & Verified" badge on those properties. We believe the future of travel is direct: lower costs for guests, higher revenue for hosts, and a sustainable accommodation market that doesn't depend on extractive commission platforms.
Our mission
The mainstream platforms take commissions that force Italian hosts to raise prices. Our mission is to give hosts a commission-free channel and give travellers a fair, transparent price. We publish our pricing logic openly, and we never mark up the owner's rate.
Italy has one of Europe's most vibrant accommodation markets: over 111,000 CIN-registered hospitality properties ranging from five-star hotels in Rome and Florence to family-run agriturismos in Tuscany and boutique villas on the Amalfi Coast. Yet 85 percent of Italian bookings flow through platforms that charge 15 to 25 percent commission. This commission penalty is built into every nightly rate. Hosts must choose between raising prices to maintain margin, absorbing the cost and reducing investment in quality, or leaving the market entirely. Guests pay inflated prices that don't reflect the actual quality or scarcity of the property.
The direct booking movement is reshaping travel. Thousands of hospitality businesses worldwide are investing in their own booking infrastructure, loyalty programmes, and guest relationships. Italian hosts are ready to do the same. They want control over their calendar, their pricing, and their guest experience. They don't want to compete on artificial scarcity or algorithmic visibility. Why Direct Booking Matters for Italian Hospitality
Commission-driven booking platforms have fundamentally distorted the European accommodation market. When a platform takes 15 to 25 percent of every booking, prices must rise to compensate. This means guests pay more for the same room, and that premium doesn't benefit the host or improve the property. It simply transfers value away from the people providing accommodation and staying in it.
In Italy, this problem is especially acute. Many Italian hospitality owners run family businesses that have operated for decades. They compete on quality, reputation, and local knowledge. They don't want to compete on algorithmic visibility or platform gamification. They want travellers to find them because they're good. CIN licensing is Italy's answer to the short-term rental crisis. Every accommodation property must register with a unique identification number (Codice Identificativo Nazionale) and comply with local regulations. This system protects guests from unregistered, unlicensed hosts and ensures legal accountability. It also creates an opportunity: for the first time, there is a public registry of legal Italian accommodation. DBI uses the CIN registry as the source of every listing in our marketplace. Claimed properties carry an additional verification step where the owner uploads matching documentation. This is what separates us from commission platforms that prioritise reach over responsibility.
DBI is operated by a small independent team based between London and Italy. We bring over 15 years of combined experience across technology, finance, and hospitality operations, including travel and accommodation finance, revenue strategy for hospitality groups, and direct-booking infrastructure. The platform is run by Raise Ready Ltd, a company registered in England & Wales (Co. No. 17119015).

Our Verification Process
Trust is the foundation of direct booking. DBI's listings come directly from Italy's public CIN registry — every property in the database holds a valid Codice Identificativo Nazionale at the time of indexing. That gives travellers a baseline guarantee: every listing on DBI is a legally registered Italian accommodation.
For hosts who actively claim their DBI listing, we run an additional verification step: the owner uploads documentation (CIN certificate plus an ID document), which we cross-check against the registry record before issuing a "Claimed & Verified" badge. Claimed listings show the badge prominently; unclaimed listings make clear they have not yet been claimed by the owner and rely on public CIN data only.
Travellers benefit from this transparency: a CIN-registered listing means the host is registered with Italian authorities; a "Claimed & Verified" badge means we have additionally confirmed the owner controls the listing. We do not invent verification we have not done, and we do not pretend unclaimed listings have been hand-checked when they have not.
How we make money
We do not charge hosts any commission or listing fee on standard bookings. Guests pay the property owner's own rate with no mark-up and no service fee. Our revenue comes from a set of optional, paid advisory services for complex trips \u2014 weddings, corporate travel, retreats and offsites, relocation, film and production, and similar bespoke requests \u2014 where we handle research, shortlisting and coordination on behalf of the guest. These services are entirely opt-in and priced transparently on each service page.
