About Direct Bookings Italy
Direct Bookings Italy is an independent direct-booking marketplace for Italian accommodation. We connect travellers with verified Italian hoteliers, villa owners, and apartment managers so guests can book directly with the property, skipping 15 to 25 percent in platform fees. Every property is licensed under Italy's CIN system, which means travellers stay with verified, legal hosts. We believe the future of travel is direct: lower costs for guests, higher revenue for hosts, and a sustainable accommodation market that doesn't depend on extractive commission platforms.
Our mission
The mainstream platforms take commissions that force Italian hosts to raise prices. Our mission is to give hosts a commission-free channel and give travellers a fair, transparent price. We verify every property, we publish our pricing logic openly, and we never mark up the owner's rate.
Italy has one of Europe's most vibrant accommodation markets: 70,000+ licensed hospitality properties ranging from five-star hotels in Rome and Florence to family-run agriturismos in Tuscany and boutique villas on the Amalfi Coast. Yet 85 percent of Italian bookings flow through platforms that charge 15 to 25 percent commission. This commission penalty is built into every nightly rate. Hosts must choose between raising prices to maintain margin, absorbing the cost and reducing investment in quality, or leaving the market entirely. Guests pay inflated prices that don't reflect the actual quality or scarcity of the property.
The direct booking movement is reshaping travel. Thousands of hospitality businesses worldwide are investing in their own booking infrastructure, loyalty programmes, and guest relationships. Italian hosts are ready to do the same. They want control over their calendar, their pricing, and their guest experience. They don't want to compete on artificial scarcity or algorithmic visibility. They want guests to find them because they're good.
Direct Bookings Italy exists to accelerate this shift. We are the infrastructure that makes direct booking work at scale for Italian hospitality. We handle the verification, the trust, and the coordination. Hosts get a commission-free channel and a transparent platform. Guests get better prices and the confidence that they're booking with a licensed, verified property. Everyone wins.
Why Direct Booking Matters for Italian Hospitality
Commission-driven booking platforms have fundamentally distorted the European accommodation market. When a platform takes 15 to 25 percent of every booking, prices must rise to compensate. This means guests pay more for the same room, and that premium doesn't benefit the host or improve the property. It simply transfers value away from the people providing accommodation and staying in it.
In Italy, this problem is especially acute. Many Italian hospitality owners run family businesses that have operated for decades. They compete on quality, reputation, and local knowledge. They don't want to compete on algorithmic visibility or platform gamification. They want travellers to find them because they're good. Yet without investment in their own direct-booking infrastructure, they have no realistic alternative to platform commission.
CIN licensing is Italy's answer to the short-term rental crisis. Every accommodation property must register with a unique identification number (Codice Identificativo Nazionale) and comply with local regulations. This system protects guests from unregistered, unlicensed hosts and ensures legal accountability. It also creates an opportunity: for the first time, there is a verified registry of legal Italian accommodation. Direct Bookings Italy uses CIN licensing as the foundation of trust. Every property in our marketplace is licensed and verified against Italy's official registration. This is what separates us from commission platforms that prioritise reach over responsibility.
Direct Bookings Italy was founded by Yanni Papoutsi, an operator and author who has spent over 15 years in technology, finance, and hospitality. Yanni began his career in London fintech, moved into travel and accommodation finance in the United States, and has spent the last decade living and working across Italy, Greece, and the Mediterranean. He has advised multiple hospitality groups on pricing strategy, commission economics, and direct-booking infrastructure, and has worked through three venture capital funding rounds supporting founders across accommodation, travel, and marketplace sectors.
Yanni is the author of the Raise Ready book series on startup finance, funding strategy, and fundraising. His first book, Raise Ready: How to Think Like an Investor Before You Pitch, was published in 2023 and is available at raisereadybook.com. The series explores the mechanics of venture capital, equity structures, and the relationship between founders and investors. His writing and research have shaped how he thinks about Direct Bookings Italy: as a sustainable business that serves hosts and guests fairly, rather than extracting value through network effects or information asymmetry.
Yanni is based between London and Italy, splits his time between building Direct Bookings Italy, writing and speaking on startup finance, and advising hospitality operators on revenue strategy and distribution. He holds degrees in economics and philosophy from the University of Cambridge and speaks English, Greek, and Italian.
Where we operate
We cover 15 major destinations across Italy, each with its own character and market dynamics:
- Rome and Lazio: Italy's largest travel market, with demand spanning papal heritage tourists, art lovers, and business travellers seeking city-centre accommodation.
- Florence and Tuscany: The heartland of Renaissance tourism, where boutique hotels, agriturismos, and villa rentals command premium rates based on proximity to art, wine, and countryside.
- Venice and the Veneto: Highly constrained supply due to lagoon geography and conservation regulations, making direct-booking transparency and fair pricing essential.
- Milan and Lombardy: Fashion, design, and business travel hub, where corporate and event booking represents a significant revenue stream for hospitality operators.
- Amalfi Coast, Positano, and Sorrento: Premium summer destination where family-owned hotels and clifftop villas are the backbone of the local economy.
- Lake Como, Lake Garda, and Lake Maggiore: Alpine leisure destinations where boutique properties serve romantic getaways and multi-generational family stays.
- Naples and Campania: Emerging cultural destination with authentic street-level hospitality and growing demand for local, non-platform accommodation.
- Puglia, Sicily, and Sardinia: Interior regions gaining travel share, where direct booking is a lifeline for small family operators competing against chain investment.
Every listing is hand-verified for a licensed CIN number.
Our Verification Process
Trust is the foundation of direct booking. Guests must be confident they are booking with a real, licensed, accountable hospitality business. Hosts must be confident that their information is accurately represented and that they control their own listing. We verify every property through CIN licence matching: we require a valid, current Codice Identificativo Nazionale from Italy's registration system, cross-check the property details (name, location, licence status), and maintain that verification continuously.
This process takes time and requires manual oversight. We do not automate it or skip steps. We also do not scrape, import from other platforms, or accept second-hand listings. Every property in Direct Bookings Italy has been submitted by the owner or their authorised representative, verified against official records, and approved by our team. This is slower than algorithmic scaling, but it is the only way to build a truly trustworthy marketplace.
Travellers benefit from this rigour: you know that your host is licensed, legally accountable, and registered with Italian authorities. If something goes wrong, there is a clear chain of accountability. No hidden intermediaries, no algorithmic opacity. Just a direct relationship with a verified, licensed property owner.
How we make money
We charge hosts a flat listing fee, not a commission. Guests pay the property owner's own rate with no mark-up and no service fee. For complex trips we offer a request-a-quote service; if you book through us the host pays us the same flat fee.
